WHAT IS A CP12 AND WHEN DO I NEED ONE?

A CP12 (Landlord Gas Safety Certificate) is a legally required annual inspection for any rented property with gas appliances. The certificate covers every gas appliance, gas pipework, and safety devices. Landlords must arrange this every 12 months and provide a copy to tenants. Failure to comply can result in heavy fines and invalidate property insurance.
