MY IMMERSION ISN'T HEATING WATER — WHAT'S WRONG?
Three common causes: (1) Failed element — burnt out or scaled up, doesn’t conduct heat any more. (2) Failed thermostat — element is fine but the thermostat isn’t switching on. (3) Wiring or isolator fault — power isn’t reaching the element. We test each in turn to identify the actual cause before quoting. Most repairs are completed in a single visit.
Sometimes — leaks at the joints, the cold inlet or the immersion boss are usually repairable. Leaks from the tank body itself (corrosion through the wall) are not — once a cylinder body has perforated, replacement is the only option. We diagnose where the leak actually originates and quote accordingly.
Vented cylinders are fed from a cold water tank in the loft — open to atmosphere, lower pressure, simpler. Unvented cylinders are pressurised from the mains — higher hot water pressure (great for showers), no loft tank needed. Unvented cylinders require specific safety devices and a G3-qualified installer. We’re G3-qualified and install both types.
Typical immersion heater life is 8–12 years. Hard water areas (parts of Perth) shorten this — scale builds up on the element and eventually causes it to fail. Soft water and regular use can extend life to 15 years. When elements start failing, the thermostat often needs replacing at the same time — they wear together.
Yes — and it’s a popular upgrade for Perth homes wanting better shower pressure. The upgrade involves removing the old cylinder and the cold water tank in the loft, installing a new unvented cylinder with the required safety devices, and upgrading some pipework.
