MY UFH IS COLD IN ONE ZONE — DO YOU HAVE TO LIFT THE FLOOR?
Almost never. The most common causes of a cold UFH zone are: failed zone actuator (at the manifold), stuck zone valve (at the manifold), air lock in the loop (clearable at the manifold), or thermostat fault (also at the manifold or wall). All of these are accessible without touching the floor. We only need to access the floor itself in the very rare case of an actual pipe failure inside the screed.
Yes — using low-profile electric UFH or low-profile wet systems designed for retrofit. These add only 15–25mm of floor height, much less than traditional UFH (which adds 50mm+). We can survey your room and recommend the best system based on the floor structure, available floor height, and your heating priorities.
Wet UFH circulates warm water through pipes in the floor — connected to your boiler. Cheaper to run, suitable for whole-house installs, requires more floor build-up. Electric UFH uses heating mats — cheaper to install, more expensive to run, ideal for single-room retrofits (kitchens, bathrooms). We install both and can advise on which suits your situation.
The pipework itself typically lasts 50+ years — buried in concrete, no moving parts, no UV exposure. What wears out is the equipment at the manifold (actuators, zone valves, pumps) and the controls (thermostats, controller modules). These typically last 10–15 years and are straightforward to replace. Annual servicing of the manifold extends the life of these components significantly.
